By using this website or engaging Owatonna Home Inspections for services, you agree to these terms.
Inspection scope
Our home inspections are visual, non-invasive examinations of accessible areas of the property at the time of inspection. They follow InterNACHI Standards of Practice. Inspections are not warranties or guarantees of future condition, and are not predictive of failures after the inspection date.
Pre-inspection agreement
Before we conduct an inspection, you'll be asked to sign a written pre-inspection agreement detailing the scope, limitations, fee, and terms of the inspection. That agreement governs the specific engagement.
Limitations
- We do not move furniture, lift carpeting, dismantle systems, or otherwise damage property to inspect concealed areas.
- We do not test for code compliance โ we are not the local building authority.
- We do not test for hazardous materials except where specifically engaged (radon, water, lead, asbestos, mold).
- Active or seasonal items (pools in winter, heating systems above 70ยฐF, etc.) may have testing limitations.
Reports
The inspection report is prepared for the client identified in the pre-inspection agreement. Sharing the report with third parties does not transfer rights, indemnification, or extend our duty to those parties.
Payment
Inspection fees are due at or before the time of inspection unless otherwise agreed in writing.
Buy-back guarantee
Our 90-day buy-back guarantee operates under the InterNACHI program. Full terms and exclusions are provided at the time of inspection. The guarantee does not replace any other warranty, insurance, or recourse you may have.

Limitation of liability
Our liability for any claim related to the inspection is limited to the amount paid for the inspection, except where Minnesota law prohibits such limitation.
Governing law
These terms are governed by the laws of the State of Minnesota.
