Frequently asked questions.

Everything you need to know about home inspections in Owatonna and southern Minnesota — and how we do them differently.

The basics

What does a home inspection cover?

Roof, exterior, structure, foundation, basement, attic, electrical, plumbing, HVAC, appliances, and accessible interior systems. We follow InterNACHI Standards of Practice. Thermal imaging and drone roof scans are included on every inspection.

How long does a home inspection take?

Most single-family homes take 2.5–4 hours on-site, depending on size, age, and condition. We deliver the digital report within 24 hours.

Should I be at the inspection?

Yes — we strongly recommend it. We'll walk you through findings on-site, explain what matters, and answer questions in person.

How quickly do I get the report?

24 hours or less, usually same-day. Photos, video, severity flags, and a built-in repair-request builder.

What's different

How is your inspection different from others?

FLIR thermal imaging and drone roof scans are included free on every inspection — most competitors charge extra for both. Reports are mobile-first, photo/video-rich, and include a repair-request builder. Same-day reports.

What is your buy-back guarantee?

If we miss something during the inspection that would have been visible at the time, we'll buy the home back at full price. 90-day coverage through InterNACHI's program.

Are you InterNACHI Master Certified?

Yes — InterNACHI Master Certified. Continuing-education requirements every year. Less than 1% of inspectors hold this credential.

Add-ons

Do I need radon testing?

Yes — about 2 in 5 Minnesota homes test above the EPA action level. The Minnesota Department of Health recommends every home be tested before purchase. See radon testing.

What about sewer scope?

Strongly recommended for any home built before 1980. Older laterals (clay tile, cast iron, Orangeburg) are common failure points. See sewer scope.

Do you do mold inspection?

Yes — visual + thermal mapping plus optional air sampling. See mold inspection.

Well water testing?

For private wells: yes, often required for closing. We test for coliform, nitrates, and full chemistry panel. See well water testing.
